The total process generally takes 3-4wks in total. We have had deals close as soon as 1wk when we need to rush our order. Sometimes things like probate, old title records can delay things and it may take a little longer. Communication is key and so we will update you every step of the way weekly so your not chasing or left in the unknown.
Our offer price is generated by our best guess for what we can sell it for. We look at what condition the property is in plus economic factors. We have to consider the cost it would require to develop the property or if it is even feasible to develop. These include (Wetlands, Floodplain, Distance to utilities, Zoning etc). We look at what land is selling for and estimate what we could achieve in selling. Given we are looking to make a profit from this transaction we have to buy land that is less than what it is worth. We use all this information to make our best and most competitive offer.
All closings for all purchases are done through a reputable title company / attorney. They act as a third party intermediary ensuring the contract moves forward on the agreed terms. Please ask about our preferred settlement provider for your state, these are attorney’s we’ve worked with in the past and given us excellent performance and quick closings. If you wish to use your attorney for the closing please feel free to ask (We try to be as flexible as possible, we are looking to purchase title insurance with all our purchases and need to work with a provider who is licensed), You don’t need to visit the attorney for the closing unless you wish to.
Nothing is hidden, what we agree is what you net, Sometimes if a survey is needed to close or an unexpected fee arises we agree together who pays. There will be no surprises with your check at closing.
We’ve a few different options depending on the property. We buy and sell (this makes up 60% of our purchases sell for both cash and owner-financing – sold to end consumers looking for land to hunt, looking for land to develop your dream home), We can buy and improve/ subdivide (we take bigger lots and subdivide them and add utilities), We can buy and clear (removing trees / removing trash), Buy and entitle (buy and invest money in engineering to get a permitted subdivision), Buy and hold – land can be a stable investment for us to just hold long term.
